Our policy toward subcontractors is to treat them as we would like to be treated. In bidding we prefer subcontractors to quote projects strictly according to the plans and specifications. They should also bid the time schedule that we bid. Not to say that a subcontractor has the full contract time to perform but a reasonable amount of time that allows all trades to complete on time. We need for the subcontractors to provide their prices in time for us to incorporate their price in our bid. If a subcontractor's bid is the low bid on bid day and they are a responsible company, they will almost always receive a subcontract award from us. One other aspect is that a subcontractor's bid be responsive. This means that they are bidding the project according to the plans and specifications and their bid is 'responsive' to our needs for a subcontractor pricing. This includes the all of the general and special conditions that pertain to the work of the subcontractor. We endeavor to provide the subcontractor all of the rights and remedies under the contract that we have with the owner.
In order to receive a subcontract subcontractors should observe the following;
- Bid according to plans and specifications.
- Bid to perform within the time schedule.
- Bid specification sections or divisions complete, if at all possible.
- Clearly and boldly indicate any necessary exclusions.
- Provide the bid in time to allow us to resolve exclusions and to incorporate your bid into ours.
- Properly quote all alternates and options that are required.
- Be prepared to accept our standard subcontract.
- On Federal Projects comply with the 'Buy American Act'.
- On State of Ohio projects comply with all Ohio laws and
regulations including, but not limited to, Drug Free Work-place,
Domestic Steel, Equal Employment, etc.
