The system we have developed provides for a cost effective alternative
to replacement windows in historic buildings. Old windows even with
broken parts and/or rotted wood can be completely restored and made
attractive and functional. The windows and glass are warranted from
3 to 10 years, depending upon the design and the desires of the client.
Prior to any work being performed, a complete computer database is
created to define and organize all of the known conditions and desired
extent of retrofit. This database is used to catalog such items as
glass size, existing damage, missing of damaged hardware, etc. Additionally
the database is used to monitor the work, order materials, print labels,
etc. During an initial survey a label is placed on each sash to track
its progress and to identify the sash after removal. A corresponding
label is also placed on the remaining window trim to help locate and
identify the opening. Existing window sashes and parts are removed. A
temporary covering is placed over the opening. The window parts are
sent to our shop or a field shop for repair and retrofitting. The old
glass is removed and the wood sashes are repaired. Then the existing
glass mortise is routed out for thicker insulating glass. The sash is
further prepared by prime and/or finish painting. The new glass is
installed in accordance with the glass manufacturer's recommendations
in order to preserve the warranty. A color matched silicone sealant is
utilized to re-glaze the sashes. The sashes are repaired with a proprietary
epoxy-wood paste and consolidant. Windows are painted and finished to match
the existing color scheme.
Weather-stripping is either repaired or replaced. Sash chains are replaced with with new. Cotton "rope" sash cord would be replaced with brass chain. Existing hardware, i.e. locks, pulls, etc. are cleaned using a chemical wash, high pressure water blasting, and then polishing to a bright finish. Broken hardware items are replaced with replicas.
